Since inception, Savanna has invested more than $1.9 billion in total capital across 17 million square feet of real property across multiple asset classes and locations, representing $4.35 billion in total capitalization. Savanna's opportunistic strategy, coupled with its real estate investment experience and expertise, allows the firm to act with speed and confidence to identify, underwrite, structure and close compelling transactions. |
Savanna’s initial acquisitions were small scale residential redevelopment and repositioning deals in Manhattan that were primarily financed by friends and family. Over time, Savanna progressed on to larger scale residential, office, and industrial transactions. Typically, these transactions involved a strategic plan to make substantial changes to the asset to enhance value, such as converting industrial and office buildings to residential use.
Starting in 1998, Savanna expanded its target market up and down the east coast, focusing on the major markets surrounding New York, Washington D.C. and Boston. Savanna also grew its business by bringing institutional capital partners into each transaction, including many of the premier real estate private equity funds, REITS, and hedge funds in the United States. In 2006, Savanna took its successful track record of investing as a fiduciary for institutional partners and raised Savanna Real Estate Fund I, LP, a discretionary institutional real estate private equity fund. Savanna now invests exclusively through its private equity fund platform having raised Savanna Real Estate Fund II, LP in March 2011. Savanna’s active and entrepreneurial culture allows it to adapt as market cycles shift, keeping an eye towards new opportunities to create value and achieve superior risk-adjusted returns for its investors. |
